POSITION SUMMARY:

The Senior Manager, Real Estate is responsible for management and provision of services related to real estate related needs for the Company’s affiliated hospitals and the Health Support Center (HSC), including Legal Depart-ment initiatives to deliver and improve those services, while demonstrating the Core Values and the High Five Guiding Principles foundational to LifePoint Health. 
  • Responsible for supporting the Company’s affiliated hospitals and facilities and corporate departments on matters related to real estate, with a heavy focus on leasing, but also including acquisition, disposition, development, and related matters. 
  • Prepare, review, and track agreements that have completed the review process, follow up with approvers to ensure agreements are timely approved and executed.
  • Prepare and oversee, review, and edit real estate documents prepared by property manager vendor (including lease proposals, leases, licenses, amendments, floor plans, assignments, correspondence, and related documents) 
  • Track and monitor same to ensure compliance with Company policy, procedures, and governmental laws, using the Company’s electronic database system. 
  • Aid the Company’s affiliated hospitals and facilities in keeping current real estate agreements compliant with regulations and Company policies. 
  • Order and review fair market value (FMV) appraisals (rent rates and purchase/sale price), and review and approve vendor invoices, ensuring accuracy in accordance with vendor contract and work performed.
  • Participate, as needed, in acquisitions and divestitures, including assisting with onboarding of new acquisitions and reviewing and/or compiling due diligence materials for divestitures.
  • Triage and respond to real estate requests in appropriate priority, and communicate plans for addressing needs to supervisor and attorney.  Identify issues and formulate action plans, working closely with Legal Department Attorney, outside counsel, Compliance Department, and third-party property manager, as needed.  
  • Monitor, audit, and review of leasing activities, rent rolls, building vacancies, vendor activities, and other real estate matters, as well as vendor reports.  Prepare and distribute reports to supervisor, Company’s affiliated hospitals and facilities, and co-workers to communicate volume, trends, and issues.
  • Assist the Company’s affiliated hospitals and facilities, as well as HSC Departments, with questions related to various real estate matters, including leasing arrangements, purchases, sales, the Company’s contract approval process, FMV guidelines, services provided by third-party property manager, and the Company’s real estate policies and procedures.
  • Report potential violations related to real estate arrangements and assist in reviewing and tracking reportable events.  
  • Monitor trends and assist in developing processes, templates, and training for the Company’s hospitals and facilities as well as vendors, utilizing available technologies to improve and promote efficiency, consistency, implementation of best practices, and compliance with regulatory and business requirements.   
  • Arrange and/or participate in meetings and conference calls with property manager vendor regarding real estate matters which may require hospital input and/or decisions.
  • May have primary responsibility for certain programs, projects, and initiatives as assigned.
  • Adhere to all Company legal and other department policies. 

Job Requirements

  • Bachelor’s Degree or any equivalent combination of education, experience, and training that provides the required knowledge, skills, and abilities.
  • Minimum of 7 years related experience.
